THE SAND SECTION:
The Sand Section of Hermosa Beach sits right on the sand, is 35 blocks long running North and South, and 5 blocks deep running East. The Sand Section is bounded to the West by the Pacific Ocean, to the North by the Manhattan Beach City limits, to the East by Valley Drive, and to the South by the Redondo Beach city limits. Local Realtors call it "The Sand Section." Numerically in the MLS and on other websites it is referred to as Section 148.
Did you know Hermosa Beach is one of only two cities in California that actually owns its beach? Unlike most coastal towns where the state controls the sand, Hermosa holds the deed to its shoreline—meaning the city is responsible for everything from maintenance to events. The only other city with this distinction is Manhattan Beach, making these two South Bay neighbors pretty unique when it comes to beachfront bragging rights.
There are many sub markets within the Hermosa's Sand Section, however, the most generally used terms to describe where a property sits is North Hermosa, Downtown, South Hermosa and Sleepy Hollow, which is 4 blocks off the beach and characterised by larger lots and homes, with room for nice backyards.
The Hermosa Sand's most valuable homes sit on The Strand. They abutte up against the World Famous Strand - a wide concrete walkway that is a favorite to walk, ride bikes, rollerblade and/or skateboard alongside the beach for miles. Strand Homes have panoramic beach, ocean, mountain and Catalina Island views. If you like to experience the peaceful, natural beauty of the coastal wildlife and activities, there is no place quite like it.
The next best thing to the Strand are the homes sitting on the flat walk streets zero block, and on Hermosa Avenue. Particularly, on the East side of Hermosa Avenue, as the land is elevated offering excellent panoramic ocean views and more privacy than the Strand.
NORTH HERMOSA SAND SECTION –
Many residents enjoy Sand Section living in North Hermosa because it borders South Manhattan Beach and they get to enjoy a “pier-to-pier” lifestyle. It’s slightly “quieter” in North Hermosa because only a few commercial properties are sprinkled throughout this area. Restaurants and convenient stores such as The Bottle Inn, The Green Store, Martha’s 22nd Street Grill, The North End Bar and Grill and Boccato's are typically walkable from home. Further, they are locally owned and operated by residents of the community, contributing to that authentic, beach town feel that people love about Hermosa Beach.
DOWNTOWN – The downtown district of the Sand Section is generally defined as those properties that flank Pier Avenue and Pier Plaza, situated north of 9th St and south of 16th St. Residents enjoy being close to the heart of all the community activity as well as within walking distance to the boutique shops, dining options, and the beach. Some of the most sought after properties are located along the flat walk-streets close to downtown. With neighborhood favorites such as The World Famous Comedy and Magic Club, "The Lighthouse" Jazz Bar made famous by the hit movie "LA LA Land, Palmilla, Hennesey's, Abigales, Redici, Stekka, Rockefeller; and Atta Girl and Vinfolk which are both Michellin Star Rated. SLEEPY HOLLOW – This very desirable area is bounded to the west by Park Avenue and “The Sand Dune”. It sits between Ardmore Avenue and the "Woodchip Path" to the East, Valley Park to the North, and Hermosa Valley School to the South. This area consists of larger, mostly flat, useable lots ranging from 4,800 sf to as large as 28,000 sf. There’s still plenty to do within a few steps from home. The nearby 51 acre AES plant is slated for redevelopment into a planned, state-of-the-art mixed use zone; significant acreage will be dedicated to protected parks and wetlands.
